THE WOODS WEST CONDOMINIUM’S GUIDELINES FOR CONSTRUCTION AND SITE PLAN APPROVAL
The following are copies of the Master Deed and Condominium By-Law provisions pertaining to general and limited common elements and the Association’s right to approve construction plans, including site plans. The Builder will adhere to the following general guidelines for building construction standards in addition to those set forth in the Master Deed and Condominium By-Laws.
- Building plans and elevations to be approved prior to commencement of construction. Building size must meet minimum requirements of 1800 square feet for a single story and 2200 square feet for a two story. Building materials are to be brick, cedar or artificial cedar siding, or vinyl. Paint color selection is subject to Board of Directors approval.
- At least 33% of the surface area of the front elevation of each residence shall be covered in brick, natural stone or cultured stone. Except for fascia, soffits, box-outs and cantilevers, the remainder of the front elevation shall be covered with brick, natural stone, cultured stone, cement siding, wood siding, cedar shakes or cedar type vinyl siding. All other elevations shall be covered with brick, natural stone, cultured stone, cement siding, real or artificial cedar siding, cedar-type vinyl shakes or wood grain vinyl siding.
- Landscaping plans to be approved and to include:
- Foundation planting plan required.
- All areas in front of the building line are to be seeded or sodded with the exception of those areas dedicated to foundation plantings.
- Gas or electric yard light adequate to illuminate drive and front walk areas.
- No ornamental structures will be allowed without written approval.
- Planting and maintenance of trees, shrubs, and flowers will be the responsibility of each Co-owner. No vegetable gardens will be allowed forward of the read building line.
- Board of Directors reserves the right to approve shingle style.
- No aluminum siding or windows or pressed sheet siding is permitted.
- Windows shall be quality wood, metal clad, vinyl clad wood, or foam-filled vinyl.
- Swimming pools are subject to the Board of Director’s approval and shall be in-ground pools only.
- Fences are permitted in rear yard areas only. No chain link, metal or mesh fences will be approved. Wood, brick, extruded vinyl, or a combination are permitted. Materials not listed are subject to approval by the Board of Directors.
- All houses shall have 2-3 car attached garages. Garage doors will be wood grained or panelized doors painted to mated exterior trim.
- All decks will be constructed with pressure treated lumber or composite material.
- All fire place stacks will be of masonry or, for zero clearance fireplaces, siding enclosed stacks.
- Roofs shall be covered with architectural/dimensional shingles. Asphalt, composite materials, and metal roofs may be approved if of an architectural dimensional design.
- Outbuildings are to have the same look as the residence, e.g. same roof pitch, shingles, siding, etc., and must be located in the backyard.
- Driveways shall be paved with either common concrete or brick payers. Gravel surface driveways are prohibited.
